I agree that it depends on your market. We bought a super run down duplex and are now fixing it up.

We did all new paint throughout, just an off white color. New flooring in the living room, dining room and kitchen. Painted the cabinets, added a back splash and epoxied the counter tops. We also bought new stainless steel appliances.

Our next move is new siding and new roof.

As of right now we are the ugliest house on the street (on the outside), but once we get the siding and roof done we will definitely fit right in with the neighborhood. The other Multi-Family properties near us won't be quite as nice as ours when it is finished, but we will be able to charge a slightly higher rent due to the updates. Our current tenants are loving the updates and understand that their rent will go up slightly due to the updates. We let them know what our plan was with renovating the property prior to them moving in.

I'm sorry you were working with an agent like that. Not all agents are bad, there are a few out there who actually do a great job! I would definitely look for an agent who also has knowledge in investing. It takes the right agent to be able to know and find a good investment deal. I would love to be your agent, but I live in Montana.

Carolyn Blackburn would be a great agent that could help you out! She is also on Bigger Pockets.

We are looking to invest 4 hours from where we live and we plan to manage everything ourselves. Any further than that I would defiantly be paying someone to manage my properties for me. I would take great precautions making sure whoever you choose to partner with has the same mindset and goals you do for your properties. Good Luck!

Karl thanks for the support and encouragement! My husband does all of the maintenance on the properties we own now, so for fixes that need to be taken care of ASAP we will definitely need to find someone who would be willing to do the repairs.
