@Robert Blanchard -If you are interested in Laundromats let me know. I own 3. I don't own any in that area but I can walk you through all the details and provide demographics, financing, equipment and most of the other info you will need to open one.

Typically they provide a 20%-30% ROI. Think of each washer and dryer as a separate unit. If one is vacant (needs repairs) for a couple of days they just room with the neighbors and pay them.

Another option would be to see if your local Laundromat offers a Drop Off service. They could take their clothes there and get them Washed, Dried and Folded. Average cost is about $1 a pound.

If it's only for a week they would probably only use it once or twice. 

It would be easier for the tenant and they may continue to use the service in the future. 

Disclaimer: I own 3 Laundromats and one has a Drop Off Service.

My first focus would be to freshen things up a little. Send me some pics and I'll give you some suggestions. It may just be some paint and signs but a slight change will show the existing customers you want to make improvements. A bit more info would help: Attended or unattended ? Drop Off Service?
