Pilings or stilts usually means you're in a flood zone and the property needs to be elevated to be above the minimum flood elevation.  Wind and Hail Insurance, that's the other insurance we have. It's usually bundled with your normal insurance policy, if you're using a local insurance company/broker. A local insurance agent can normally find the best rates for you, and they definitely understand the unique environment.

Your property may not require flood insurance, but it is highly recommended you get it. That way you're covering all your bases.  This may not be the case for a lot of investment properties, but if you are buying a property from a previous owner, and they are carrying flood insurance, you will want them to transfer it to you at closing.  That way you will be grandfathered at a lower rate.

Hi Allison,

Welcome to the area and the community.  Like Russell said, it IS hot!!!  I'm not in the Southern Alabama area, but very close, the MS Gulf Coast.  Mobile is 45 minutes away from my door step.  I am looking forward to doing some things in Mobile, since it's so close and of course, am looking forward to working with anyone from Alabama if they are looking for stuff right across the state line. A LOT of free, and more important, good advice and forums here so while you are relocating, try to learn as much as you can.  However, don't get stuck in the learning mode (which a lot of folks do, including me at one time) but start taking action.

Like what @Curt Davis, tell your lender EXACTLY what you're trying to do.  The goal of down payment assistance programs is to allow home buyers the opportunity to get into a home or to get into a better home than they wouldn't have otherwise.  In most cases, there will be a deed restriction preventing the buyer from selling or using the property as an investment.  If you do, you could face hefty fines, the down payment assistance amount being paid back or worse.  Sometimes you may not see that deed restriction until the closing table so check and double check with the lender AND the office that is offering the down payment assistance.

Hey @Kevin Brown and all of the other investors/Realtors.  I too am an investor and Realtor and we are headquartered on the Mississippi Gulf Coast.  That covers the 6 lower counties to include cities such as Biloxi, Gulfport, Ocean Springs and others.  We're centrally located so it's an hour drive, or less, to Mobile AL, Pensacola FL, Hattiesburg MS, Slidell LA and NOLA.  I look forward to engaging with you @Braden Smith of NOLA to see how we can help each other.

I live here on the coast as well, in Gulfport. I have been in real estate for almost 10 years as an agent, and have worked with investors in the past and right now, but I haven't done a lot of investing personally. However, I have attended some intense training and have received some valuable knowledge and tools which allows me to find deals and contacts locally and out of the area, that most other agents or investors can't do. Yep, the fan battle cry for the Cincinnati Bengals! I live on the Mississippi Gulf Coast but am visiting family in Cincinnati for Thanksgiving and thought I would check to see if any interested investor would like to meet up for a brief chat in person or on the phone while I am in the area. There are a lot of great buying opportunities on the gulf coast that you may find interesting.
