Hello Chris. What are your ideal property specifics (sqft, bed/bath, SFR)?

@ Jatin and Sherman. Thank you both for some sound advice. And it sounds like I need an attorney familiar with both states.

@Jatin...question: Wouldn't a Will and Testament clear up any rights to property issues when it comes to propate? Also, I'm assuming that the type of trust in question would be a "revocable" trust? Is this the only form of trust where I establish a trust and assign the property over to a trustee (my LLC)? I will do my trust homework.

@Sherman. The $300 fee did stick out like a soar thumb. What type of structure do you suggest if I began to acquire more assets in MD. That is the plan. I will purchase a primary residence here in Jersey and rent it out in a year or two when I leave (I'm military).

Thanks again guys. Jatin let me know of any real estate lawyers in my area.

Hello PB...Glad to be back here on this awesome platform. I've been away because of many things, i.e. looking for propety in Jersey (will live in, then rent out) and starting an ecommerce business...www.flipflopsnshades.com (shameless plug for those of you who wear flip flops and sunglasses).

Anyway, my wife and I went to the infamous Rich Dad/Poor Dad 3-day training seminar in New York this past weekend. We knew there would be an upsell, but not that strong. ...$40K strong. Although, there were some golden nuggets that we did walk away with, BP is the place to be.

So my question: The "drill" intructor mentioned that I could place my investment property that is in Maryland into a trust under my name, and then assign it to an LLC for asset protection. Does this make since to anyone? It is mortgaged under my name, as it was originally my primary residence.

Any insight would be valuable.

Hello @Malcom Hill and everyone. I am also trying to figure out how to invest in the South Jersey market and network as well. I will take a look at the SJREIA as mentioned.

@ Steve H. Thanks for the info. When I speak of "small" projects, I'm referring to handyman jobs such as window flashing repair, exterior painting, fire escape stairwell refinishing, etc. My wife had the multi-family completely rehabbed in '09. We are just looking to make some repairs/refinishes to a rehab that was previously done.

@Lee Marsteller ...did you receive my email?

Hello BP. Looking for a few referrals for licensed/bonded GCs who specialize in multi-families in the DC area. Need some small projects done. Also let me know if I need to post this in another forum. Thanks.

@Rancliffe Conyers - You have stumbled on a gold mine. So much information shared and many who are willing to help (as you can see). Listen to the podcasts!

I too continue to focus on the DMV area although I moved to NJ. I have a rental there in MD and knew rentals were a good thing because of all the prospects knocking at my door. Hope to find more and be like @Brad Chandler :)

Happy learning!
