@Jonathan C. I'm curious about your condos...sounds nice. Are they located on the MD or VA side? I would love to get into the DC market, but like you alluded...it's a very expensive market. My wife obtained a 4plex in the Columbia Heights a few years back and it's providing steady cash flow. I have a my only rental located in Waldorf MD. Not a huge amount of cash flow, but I don't think I'll ever have an issue finding a tenant. I live in NJ (2 1/2hrs away) now because of my job, but seeing the transformation happening in DC keeps me attracted to the area.

Another question maybe someone on this thread can answer. I'm trying to interpret Jonathan's breakdown. What does (cash/cash) mean? I see it's an equation for a %...but I'm not tracking on what's being divided...

So glad that I stumbled on BP....awesome site! Very informative and I came here to learn/absorb as much as I can. I've been listening to the BP podcasts...five stars for Brandon, Josh and their guest!

I'm in the Air Force and at the tail end of my career. Lived in many places around the world and wished that I had bought property at some of these locations (very doable) and rented out to other military members. I moved to the Maryland/DC area and built a house there knowing that I would rent it out eventually. I moved to NJ, easily rented out the house (military members are great tenants) and making positive cash flow while building equity. My wife also has a row house in DC and she rents her units out. We are ready to take it to the next level by obtaining more property under our belt....that's how I ended up here.

I initially came to learn more about buy and hold, but then I came across this "wholesale" thing. Like everyone else, I find it to be a very interesting concept. I want to learn more about it and want to use cash earned from wholesaling to obtain more buy and holds. I would also love to know how/develop a strategy to crack the DC market. It is absolutely amazing to see the transformation going on in DC right now...so many rehabs in reestablished communities. Property is just too expensive and seems out of reach.

Anyway, I'll be around for a while; reading, learning and networking.
