@Caleb Dominguez it actually depends on what you are trying to accomplish.  You can create a simple land trust on your own for anonymity, but if you have a complicated structure or have other requirements, you should consult and attorney and have them set up the trust for you.

@Account Closed, there is a link to "Properties For Sale" in the Market Place menu, but I think you have to be a PRO member to access it.

I've joined Metrolina REIA as well and its been great so far. I want to check out Hobby Millionaire too @Curtis Waters.  I like the fact that they meet quite often.

That's awesome that you have your goal set.  If you haven't already you should join one or both of the local REIAs.  I have found a lot of great contacts since I joined a few months ago.

@Harsh Desai, I agree with @Curtis Waters.  Every real estate attorney, investor, and realtor that I spoke to said that although there IS the possibility that the lender could invoke the "due on sale" clause for sub2s, no one has actually ever seen it happen as long as the mortgage payments are being made on time.

@Trevin Munn Welcome to Bigger Pockets!! I wish I was as smart as you when I was 21.  @Joel Owens is right, you have time on your side. Soak up all of the knowledge you can. Also check out REIA groups like Metrolina REIA and Charlotte REIA.  These are great ways to network with people actually working the markets you are looking to deal in.  I've been on fire since going to my first REIA meeting.  Hopefully I will run into you at one of the meetings.
