Post: Coin-operated was her and dryer keep breaking

Hello BPers,

I just picked up a quad where the units share a coin-operated washer and dryer that keeps breaking - (ex. Washer won’t start when coins inserted, coins won’t insert). It is located on the 2nd floor back porch (enclosed in a shed), so is also affected by its environment. There are probably several reasons for it breaking and not sure what I can do to help the problem. Water is not separately metered and is included in the rent, so I don’t think switching to non coin-operated machines is the solution... don’t want to encourage misuse of the water and how many times they run the washer. What do other landlords do when faced with this issue?

@Rijm D. - You should be able to pay back the entire balance (principle + interest) the next day. Then just keep the account open with $0 drawn out until you have found a property to purchase. I would check with the branch to confirm this is allowed.

@Andrey Gorokhovskiy Have you considered a HELOC on the rental property to pull the equity out? There is another post out there talking about banks who do HELOC’s on rental properties.
