There are a plethora of great networking events almost any night of the week every month in DFW and would be a great way to network for deals.  There are also some FB pages directed solely for wholesaling.

The housing market has already reacted and slowed a little - pricing has decreased only ever so slightly and days on market has increased barely.  Higher interest rates - even if they raise a point we are still record lows.  The big different this go around with the oil concerns is Houston is more diversified not only in industry but it is the number two city in Texas with people moving there every day.

I'm a hard money lender and short sales are sometimes quick/smooth, however i have worked others that are not remotely.  Short sales can drag out 30 days (I've not closed one in our typical 7-10 day timeframe) and the agreed upon price has been renegotiated when the property appraises higher than the bank believed it was worth.  

Like all investment real estate transactions - you don't know until you get in there.  If the deal is 'sweet' enough than chase it because it could be worth your while when other investors walk from deals like this.  If you don't mind my asking - why is time worrisome?
