@Conrad Metzenberg I do not think your expectations are out of line. However, “prompt” and “good” are subjective. I’d be clearer, instead of ”prompt” define your expectations as ”except a response within 24 hours or 8 business hours” and in instead of “good” photos define “photos front of house, newly renovated kitchen with granite, bathrooms, other photIs woth jey features, and back yard”

@Timothy Howdeshell do you work for a company that provides educational reimbursement? While I was not into REI at the time, when I pursued my MBA my W-2 employer payed about $40k of my $50k program. It was an executive MBA program so was 18 months in a cohort format with leaders from from company and a few others (I work for the major employer in my city but with every career path imaginable...you can guess where :-) ). The cost of the Cornell program is steep.

@Ed Matson what are some of the reasons why you won’t invest in townhomes with some HOA’s and not with others? Does the HOA need to approve the tenant like in some condos? Cap on # of rental units and current waitlist when purchasing? I live in a market with a ton of new construction and expect when the market softens builders may offer stealer deals to offload inventory and pay 5-8% realtor commission that may make new construction a decent option (it this scenario happens). Thanks!

@Ben Bymaster Wow! I wish I was that interested in this (or anything) at your age. Good work! This is tough question...here’s my 2 cents. - Get a 4-year colleague degree, it’s a check mark that wIll enable you to get a decent job that will allow you to save $$$ for REI, learn transferable business skills in the “real world”, and W-2 Income to get financIng. - Figure out how to House lack during colleague to start you REI dreams, duplex or SFH doesn’t matter just do it (wish I had this advise when I came out of high school...or before having kids and “standards” LOL). - Live on 30-50% of your income and invest the rest. Do not give in to lifestyle inflation as the better w-2 jobs come along, raises, and bonuses. Learn more about the FIRE movement for motivation on this. - don’t go into massive amounts of debt to get a degree; work your tail off to earn income to pay for your schooling, seek out financial aid, scholarships. Be a Resident Advisor if you don’t house hack to pay for room and board if you are going away from home. Unfortunately I believe that a college degree is a necessary evil for significantly improving your chances at being successful in life. Obviously this doesn’t mean it can’t be done, but you are more marketable.

@Dennis M. While this may be “our” property this is not “our” home. Informing them that I’ll be inspecting “my home” is belittling. I want my tenants to feel as if it is their home, to be comfortable, respectful and care for it as if they did own it. Don’t get me wrong, it is my property and I inspect them, I am careful with my word choice to reflect the situation. This situation doesn’t appear to need stronger word choices. IMHO
