YAS GRL GET U A TRUCK!!!
I have a 98' toyota tacoma, manual, sun roof, 320k miles. 
The truck gives me so much joy! During nice weather in the pandemic, I used the truck for social distance hangs - friends would sit on their porch and I would sit in the truck bed on the street.
For me, another perk of the truck is that everyone without a truck will be asking you to borrow it. Maybe some folks see this as a con, but it has allowed me to build up social capital, essential when sometimes you just need a second set of hands. I have two other ladies in the "truck share" with me. Both get unlimited use of the truck, and in return one coordinates all repairs that are needed, and the other always offers a second set a hands. Win-win for everyone involved.

Am female, no partner and no male figure, and work within a male-dominated industry. 

Yes, real estate and landlording is hard and a lot of bs no matter your gender. However, in my personal experience, I do have to deal with additional bs because I am a female. Usually once the person realizes that I know what I am talking about, its straight from there, but not always. Although the specific issues you are encountering are not gender specific, I do want to speak up and say there are additional hurdles being a woman in this industry. 

How I do it? I am apart of a female local real estate group. I have a lot of bad *** female friends that have provided tremendous help and motivation along the way.

Don't give up. We need more females in this world. You got this.

@Ryan Wydler, thats one hell of a deal you landed. I am also doing live-in renovations. About to complete my first duplex in about 3 weeks. I used a HUD 203k loan for construction, state and fed historic tax credits, and res rehab tax abatement program. Duplex is in Battery Park. DM me if you want to talk shop and do tours of each other's renovations since they are only a few miles apart. Cheers and good luck.

Petersburg is a totally different market from Colonial Heights which is a total different market from Hopewell which is a totally different market from the surrounding counties Chesterfield, Prince George, and Dinwiddie. Virginia is the only state where the cities are actually standalone localities and totally separate from their neighboring county.

Woo-hoo! I am currently in a live-in renovation on a duplex in Battery Park that will be a rental when complete. Did a 203k loan for repairs since its been untouched since it was built in 1928 and doing state and federal historic tax credits to offset the cost. Plus enough sweat equity that I might as well cancel my gym membership. Cheers!

I am in Richmond, but only on my first property and not very far along. I do live-in renovations, mortgage-acquired, small (<4) multi-family properties. My day job is in planning if you need assistance navigating government lingo.

This comment is not in regards to your numbers, but the hidden equity questions at the end. As a planner, I cannot reiterate enough how important and easy it is to call up the local planning office and ask if the property is large enough to be subdivided or if the zoning accommodates small multi-family property. Alternatively if you allergic to speaking with folks or if the person you called is having a bad day, you could look up the the zoning for the property and then pull the zoning code to determine development standards (ie. minimum lot size) and uses allowed by-right. I still always encourage the phone call because you never know what you don't ask.

@Joedocei Hill, Despite how polished my profile pic looks, I am a total and complete newbie --- so the blind might be leading the blind on this. 
(1). As-is and covering closing costs are both huge seller incentives, and its just one way to compete in this highly competitive market. My as-is addendum has a 10 day site inspection clause that allows me out. Also, since I'm getting a home mortgage, the property has to pass inspection and be appraised. So those are my safeguards. 
(3) I was just told by other investors that Richmond has been identified as a "safe place" to park money into real estate. So... foreign and new england park their money here. 

I agreed with Linda with tri-cities. Fort Lee and Amazon warehouse is down there. Do a little zillow/craigslist to figure out purchase costs and rental rates.
