3. Any state next to the one you live in. (It's tough to commute from Florida to show properties in Alaska)

The only issue is if you are a Real Estate Broker, you cannot co-mingle deposits and personal money. Personally I only have 3 accounts Deposits, Management Fees, Expenses

It's called "whacking the hornet's nest"

. When you send out a Direct Mail piece and a prospect calls you and cannot get a live person, you were lumped in with every other "Typical" marketer out there
. I've had it happen to me, I usually temper it by call back and immediately saying " Hi, I missed your call today, and would like eleven seconds of your time to find out how i can make it up to you ..." then listen. 70% of the time i can calm them down.

@Shaniqua Dupree

. buying a home "subject to" means you are taking over the payments, it does not change the foreclosure process from the first lender , unless you cure the deficiencies for the note holder.

. a foreclosure is on the mortgage, the property title is the collateral for the mortgage note.

. Being on the title does not stop a foreclosure from occurring, you have to be on the mortgage note to use your Active Military Service to stop the foreclosure on the Mortgage.

.I would avoid this at all costs as there are too many ways for it to go wrong and if it does go wrong and you are sued , your command would surly become involved.

. Before you attempt this consult your command JAG officer for advice, It's free , and if by slim chance they sign off on an opinion letter, it may help if you find yourself in legal trouble.

Zillow is basically and advertising company to sell buyer, seller leads to realtors, not as a Sale Platform. 750 views are mainly because the listing has been "crawled' by other search engines for indexing purposes. little to no customer support. You get what you pay for with Zillow.

yes, just make sure you have an addendum stating repairs to be done, access to property, etc

No, They pay as part of the application process. Make sure you review their paper application before run the checks. it will give you a chance to decide to go forward with the checks.

Unsecured flip ?, not even by property being flipped ? bad real bad.

Was it a personal loan ? A promissory note ? I'd get in my car and drive to their house to find out what's going on. Foreclose on the 2nd immediately, Check to se if your state allows you to file a lien on the flip, but it does not sound likely.

Your best bet is a face to face meeting.
