Hi @Jo-Ann Lapin! Agreed. It’s tough to find lots that are still able to be developed in North OC, especially properties like this one that are the eyesore of a B+ neighborhood. There’s substantial value-add opportunity on this deal.

We use Luas HVAC/Appliance Repair. They are out of Silverado Canyon, but service all over OC and out toward LA. They do a great job for reasonable prices. (714)632-1966

@Manolo D. I think they would all be capable of doing light commercial, but I know for sure Jim's Flooring would be able to and they have flooring options with moisture barriers.

Hi James!

Here are some contractors the property management company I work for uses frequently (let them know Kelly with LS Real Estate referred you if you call!)

GC: Richard Tovar, Tools of the Trade - (213)200-3121. He and his crew do fantastic work and could handle the full scope of what you're looking to do, but they are VERY busy. If Richard doesn't pick up when you call, it's because he's out on a job. Try him back a couple of times.

HVAC: Myles Luas, Luas Appliance Repair - (714)632-1966. Myles is honest, reliable, and won't BS you. He even helped me via text for free when I couldn't figure out what was wrong with my heat pump after installing a smart thermostat (he walked me through checking all the wiring before realizing I programmed the dang thing wrong.) 

Hardwood Floor Resurfacing: Raul Sanchez, IC Custom Hardwood - (562)447-4488

Other Flooring: Danny Drake, Triple A Flooring - (562)440-8158. Danny has fantastic prices and does great work - he'll go above and beyond to make sure the job is done right. He's our go-to for apartment-grade and mid-grade carpet. 

Jim's Floor Covering - (310)539-0700. They have a wide variety of flooring options, including wood-look vinyl planks, carpet, sheet vinyl, etc. and competitive prices.

Aimee Phillips, Uptown Flooring - (562)945-4407. Aimee has higher-quality carpet for decent prices.

Painting: Peter Rijken, B Taylor Painting - (949)751-7232. Peter's crew does very good work, both exterior and interior, and will help you with color choices.

@Jonathan Perez For this instance, since she didn't know, my advice doesn't apply. But in the future, yes, it's a good idea to let residents know ahead of time when you'll be doing work to the property and include the part from my post above regarding liability for damage to their property (good idea to run it by a lawyer first.) I'm not sure what the law is in SC, but here in CA, we're required to give residents at least 24 hr notice before sending anyone onto the property (this mostly applies for interior work.) If you're not required to, that's awesome (posting notice can be a pain sometimes), but it's still nice to give them notice as a general courtesy. Also would help avoid a situation like this. 

I'm not sure if renters insurance would cover this, but am interested to find out if anyone else knows.

If you're using Gmail, there's a feature that's still in beta called Canned Responses. You can write up a canned response and set a filter so it's automatically sent to emails containing specific words in the subject line or body. If your email leads are coming from the major listing websites, like Zillow, Trulia, and HotPads, they'll have the address in the subject line and you can filter based on that. Only problem is if someone emails you back, they'll keep getting the same canned response, so you still need to check your emails for specific questions that're coming through.

I agree with the advice above and would like to add a recommendation going forward. Put in your lease or the letter notifying residents of the work that's going to be done that neither you, your company, your agents, your employees, or your vendors are liable for damage to the resident's personal property due to debris, falling equipment/materials, paint, etc. It's up to the resident to check their driveway for nails and other items that could damage their vehicles and to move their valuable personal possessions off the property for the duration of the repairs.
