Hi Ed, Welcome to BP! Is Middle TN on your radar at all? Nashville and its surrounding suburbs are still experiencing rapid growth - and it doesn't look like it will be slowing down anytime soon with companies like Oracle and Amazon moving HQs here. Let me know if I can share any insight on the area.

Now I am looking to network and get more intimate with the market I am eyeing - and of course, continue to learn.

- Oh, and I am a total nomad. I not only love travelling but I am constantly amazed by how much I learn from moving around and experiencing various cultures.

 Hi @Cameron Goedde! Have you found your first rental property since this post? As many have said, there are pros and cons to both short- and medium-term rentals, but I've found that Nashville is still a competitive market for each! Any well-run NOO STR close to the nightlife/universities/sporting events does well, along with medium-term rentals for travel nurses, people giving Nashville a "test run", etc. Would love to hear how it's going for you!
