I used VA as a buyer and I know the VA didn't give the seller any trouble. The only thing I can think of is that owner is required to pay for termite inspection.

I am currently on the same boat. I want to start investing but clueless how to start. I can get $10-30k cash but with rehab cost, reserves for tax and insurance, seems like I really have to find creative ways to finance either the house or the rehab. Unless I can buy a house and rehab for $10-30k, which will be hard to come by in metro Atlanta in a decent neighborhood. You didn't mention what criteria of homes you are looking for. Like the first reply said, you can house hack if it's your primary residance. You can look into FHA 203 K, it lets you buy and rehab using one loan. I wish I would use 203k to buy a multi-family as my first house.

so, this might be dumb but what happens if the tenant doesn't take the stuff on the curb? Isn't it eventually my responsibility to have to dispose them?or is the law requiring the tenant to get rid of her things?

I will have my first eviction on Tuesday. My property manager said I will get to keep the deposit minus what he pays for the eviction crew. It will be $400 unless we have a crewof our own. What does the eviction crew do? To get the tenant out? Clean the house? Dose $400 sound right?

@Gloria Mirza Yes my home is worth more now, but when I spoke to a lender about refi they want $4,000 for process/closing. And it would drop my mortgage by about $50-60. So I don't know if it's worth it. Maybe I'll talk to other lenders about it.

@Paul C. Welcome to Atlanta. I bought my first home to live in using FHA with $100 down. Lived in itfor 4 years and fixed it, now we're renting it out after we moved. But we can't use another FHA unless we refi the first home. And FHA requires PMI so the mortgage is a little more every month. With the investment property most of the bank that I talked to wants 15-20% down. Please share if you know any 3.5-5% down lender for investment properties.

Sean, welcome. It's great that you have a business already at your age. I'm in the USAR so it's nice to meet fellow service member. What kind of real estate investment are you interested in? Fix and flip? Buy and hold?
