Bryan,

One thing to keep in mind is that you can move again after you fulfill the primary residence requirement of FHA, and most of the time your first home won't be your last home. You might only live in the multi-family for a year and then move into another home, so I would say to focus more on a good investment property rather than what you and your fiance want for your personal needs. I wish I went for a multi-family for my first home.

I love the Jonesboro rental market. I have a rental there that was my first primary residence. The prices are high now like the rest of the GA but if you can find good deals, do it. I am constantly looking for deals there also. I think it is one of the better cities in the south metro region. Maybe it's because it neighbors Fayetteville. From my experience, it is a very solid rental market. I bought it for $40k in 2011, cashed out refi and now it's renting for $1000.

I have been thinking about getting my real estate license and have been wondering about the online brokerage- real.  I haven't seen it on biggerpockets and am wondering if any agent has experience with this brokerage or your thoughts on this. Their website is joinreal.com. They have no fees and have a 85/15 split, which seems pretty good. Thank you.

It's good to see you finally srite a post after a long time browing the site. VA loan is great for your primary home. I just went through the VA process last year but I did not use it for repair. There are some lenders that will do cash-out refi for VA (IRRR). So maybe purchase it first, then use the IRRR to do the repairs. I would not use hard money on your primary home because it's risky.
