@Scott Schaar  There are multiple issues:

1) Some of the homes are older ranging from 1970s-early 2000s

2) Wind insurance is a tough one to get it seems

3) The bank is requiring hazard insurance in the amount of the mortgage rather than the value of the homes/ ancillary structures

Hey BP,

I am having trouble finding an insurance company to insure a 28 space mobile home park in Florida. The homes are all owned by the park. Most companies are able to find general liability, but unable to find a company to ensure the park, homes, and ancillary structures. 

Anybody have any recommendations?

Hey Bp,

I am reading the Section 723 (Mobile Home Park Lot Tenancies) in the Florida Statutes and it is unclear to me if they apply to tenants in park owned mobile homes as well as lot rent residents. Can anyone clear this up or does anyone have a clear understanding of the Florida park owned mobile home tenant eviction procedure (with time frames)?

Hey Bp, The mobile home park that I have contracted has titles to only 11 of the 29 park owned homes. Those 11 are also in the name of the previous owner. The other 18 homes do not have titles due to their age apparently. It is located in the state of Florida. How would you experienced mobile home park owners proceed here? Thanks! Kellen

Hey Bp, I am looking for some recommendations for a good asset protection attorney in the state of Florida. More specifically I am looking to create an LLC. I am located in the Tampa Bay Area. @Jon Dorsey Hey Jon thanks for all the great advice! The 188,000 gross is actually on the 26 occupied homes, there are two additional homes that can be rented for roughly 700 as well.

@Charlie MacPherson I was thinking about picking up a vacation rental that I would Airbnb year round, somewhere in yarmouth or Dennis and then I could use it for a month or so in the summer myself.
