Hey Guys, I am looking at a duplex in Tampa, Florida built in the early 1900s and the owner claims it needs leveling. I know this could vary in size of the job/ price depending on the specifics of the job. I was wondering if anybody could shed some light on this issue if you have delt with it before in regards to what is commonly seen in Florida or typically done about it or pricing if possible. Thank you!!!

Hey BP,

I saw one previous post regarding the company Equistream. Apparently they are a company that buys cheap property in bulk from banks with your money and sells said properties to homeowners for a markup leaving you ( the investor ) as the bank ( seller financing ). 

Example you give Equistream 15k and they buy a house in Ohio at a discount, resell it for 40k leaving you as the note holder collecting mortgage payments at higher interest rates (due to the lower qualifications of the tenants/buyer) on that 40k. Apparently if the tenant/buyer defaults on the note, Equistream handles the legalities.

There are obviously some clear benefits here and to me it sounds too good to be true. Has anybody had any experience investing with them?

I have only seen photos and google earthed it. I really don't have many concerns with it. There is room in my numbers for 3k, but I was just curious if since I already found the property and spoke with the owner and agreed on a price...at this point is it worth it to bring an agent into the deal? I like hearing multiple opinions on this! Thanks guys
