Alls well that ends well. It seems the combination of the de-humidifier, frebreeze and fans have did the trick and it no longer smells. Thank goodness! Next time I think we'll just hire a commercial carpet cleaning company to come in and do it. The rental machines we had didn't work well. We got 2 of them and one didn't suck well and the other didn't spray well. Between the 2 we got the job done but apparently not well enough as it left it too wet. Another lesson learned :D

Ofcourse a deal could always be better. Here in the area's we want to buy in, the deals aren't like what they are in the war zone areas. And we just won't buy in those areas. Part of our reasoning is sometime down the road we may want to sell some or all of these homes and so resell ability is an important factor.

The appraiser's took some pictures and included them in their report. Funny, they also took photos of comps and one of our other houses that we bought was one of the ones they used as a comp (:

Here is a better picture of the front of the house. Roof is less than 3 years old. House was built in 1912. Is 817 sq ft. 2 Bed/1 bath and has a basement. This was an estate situation. They were asking $39,900 (after lowering it over the last year) and we paid $29k.

Back of house. That sliding door leads into a narrow utility room. It used to have a flat roof on the back but they hired contractors to come in and redo it giving it some pitch. Thankfully....as flat roofs make me run the other way.

Basement

Kitchen (includes to the left a small eating area)

Bathroom

Living Room (that is the front door there to the left)

Bedroom

Another Bedroom (uhhg, paneling. At least it looks in ok shape)

It's newer carpet is the puzzling part. We did rent one of those rug doctors...that's what we cleaned it with initially. Maybe it wasn't sucking the water up well enough. Hubby took over a de-humidifier and will run that all night and see if it helps.

I'm looking for a form/check list for using when you do the initial walk through of a house with a tenant and when they move out. Something that itemizes each room and where each party initials what the condition of each room is. Make sense?

My husband and I cleaned the carpets in one of the houses day before yesterday. We couldn't leave the windows open to help air it out due to thunderstorms here. Hubby goes over this afternoon and said the smell hit him like a brick wall when he walked in. It's like a dirty sock smell and I'm sure it's from the carpeting not being totally dry. Problem is our tenant is moving in tomorrow night!! Any suggestions? He's going to go over tonite and open the windows and use some frebreeze on the carpets...hoping that will help. Anyone have this problem before and if so what did you do? We also are going to run the ceiling fans and a couple floor box fans to see if we can speed up the drying. It's not that wet now though...just barely damp.

Oops, sorry I guess I can't spell Urgent tonite.

Here is a picture of the house. I'll try and get some of the inside after we close on it. We just got word today that probate court approved our purchase price...Yeah! So we close in 2 weeks!

At least he sounds like he wants to be helpful. My little office manager is pure distraction (in a good way of course). He's either giving me a piece of his mind, demanding lunch or simply being so darn cute I can't concentrate :mrgreen:

It's nice to see you have a soft side Mike (: So what happened to the kitten? (hopefully, I didn't just set myself up with that question LOL!). In all seriousness though I too would be absolutely outraged and people like that don't deserve to have pets. It's makes me just sick.

So far what I don't like the most is also painting. The last time I did almost the entire house (except ceilings) by myself and let me tell you my fingers/wrists were cramped up for weeks. It was weird. I think from holding the roller and all that repetitious motion. I won't paint again...next time I'll hire someone else to do it.

I need to add that I don't want anyone to think I'm ungreatful. I mean 10 months upfront is awesome! I guess my disappointment comes from the fact that I worry if the gal saw that my husband (aka landlord) compromised when he already told her due to her credit we'd require a 1 year upfront, that she'll think she can pull one on him down the road.

Anyway, I am indeed grateful for the money and the knowledge that we won't have to worry about collecting rent for the next 10 months.

Just had to clarify so you all wouldn't think I was a ungrateful spoiled brat (:
