Hi Andrew. Just send her a short letter or postcard stating that you buy houses. let her know your looking to purchase a few properties in that zip code within the next 30days. Let her know you can close quickly, and leave a call back number. Hope this helps!

Hey Kenneth. I agree with Aaron that you are on the right path by looking for a multi family unit to purchase. I'm not sure how familiar you are with wholesaling. But it could definitely help you earn enough money for a down payment while still holding down your day job. Even if you cant qualify for the four unit, try for a duplex and triplex. You can then use your first property to help purchase your second.

Hi Javaris, I know you posted this some time ago and may have already found your answer. But you do not need to be licensed in order to wholesale. I would go to your state site to get a better understanding of your real estate laws. Also, you do not need an LLC but it would be in your best interest to form one. Hi John, there are plenty of deals as well as plenty of investors looking to buy those deals. But I agree with Matt that the department of commerce is cracking down. Go to the department of commerce website at ohio.gov and they will explain the proper way to wholesale in Ohio. Also, pretty much any strategy will work, just make sure the numbers make sense for you.

I'm also an investor her in greater Cleveland and the housing market is very solid with much room grow. Do have an idea of what zip codes your looking to buy in? send me a message so we can discuss

I agree... 44109 is a pretty solid area to invest. Properties move quickly if wholesaling is one of your strategies.
