Hi Roger. I don' have much knowledge on group homes and assisted living but I do have a client that I have done deals with that does very well with group homes. Her main focus is on assisted living for veterans through the VA and housing for high functioning mentally ill clients. Your state website should have all the information needed, licenses, insurance etc.. to get started. I worked for a state agency for a while and I know that most states are looking for independent contractors for group homes because outsourcing the responsibilities are more cost effective. So you are on to something!

Hi Tyler, You hit the nail on the head. Everything you said is pretty much accurate. I own a few properties there and I also wholesale there to investors. The only down side that I can think of is dealing with city inspectors with the Point of sale inspection. They can nit pick a little but other than that In my opinion its a solid place to invest.

Hi Paul, I would probably pass on this one as well. How does she expect you to make a legitimate offer without seeing what your buying. You could make an offer and add a contingency based on the house passing an inspection which would allow you to see the other unit and have some protection to back out if you don't like the other unit.

Hey Devin. This is just my opinion but there are not many new tips or tricks out there for getting leads. Most investors are targeting the same list whether it's absentee, probate or even tax liens. I would suggest to ramp up your marketing and try and reach more prospects. What sets many wholesalers or investors apart is the ability to stay consistent with their marketing. If all you can do at the moment is send out 25 letters a week then be consistent with that until you can afford to do more. And always follow up with a 2nd, 3rd and even 4th letter or postcard. Driving for dollars is also a low costs and effective way to get quality leads. Hope some of this helps!

Hi Ben, I would suggest that you cast a wide net. There are a ton of wholesalers, and investors out here right now because of the current market. I would say exhaust every option. Drive for dollars, send out marketing pieces, door knock, cold call, and hire birddogs. Some of my best deals have come from driving for dollars and absentee owner lists. Just remember that this is  numbers business. The more people you reach out to the more deals you will do. Hope this helps some.

Hey Carlan. Yes, get an appointment to see the property and meet the owner. You'll be surprised what can be a deal when you pursue every opportunity. It's obvious that the owner wants to sale since the property has been listed multiple times. The main thing would be to find out the owner's motivation for wanting to sale. Don't spend to much time going over the history. Get the appointment and start working backwards from there. Hope this helps. If you have any other questions just PM me.

Hi Fabian, When looking for properties to wholesale the process is pretty much the same as looking for rental properties. The exit strategy is the only difference. PM and I can explain in more detail my process for wholesaling and the tools I use.
