Having rents at $700 as you run numbers is a smart move. For me, the main concern with the building is the 1 bed and 1 bath at 450 sqft. I'd imagine there'd be quite a bit of turnover. Now there are areas in the city that'd be super popular; however, I'm not confident this is the property right now. But you may be comfortable with that. A previous listing for the property mentioned a coin operated laundry. Are there any other revenue streams for the property (laundry, parking, etc.). Another thing I'm curious about is the seller's motivation and how they landed on that list price--but, again, that's just me.

Hey @Amy Larsen! I'd be available to talk with you about your ultimate goal of becoming a full-time Kansas City real estate professional. I was rookie of the year in my first year of business working as a dual career agent. Now I'm on a team (Thrive Real Estate KC) that still allows me to be a true independent agent and not a cog in a system. It's been a great fit for me and the other 16 agents on the team. Hey Mary! I’d be cautious of using the yield arbitrage strategy with credit cards given their sometimes high interest rates. I think you’re on to something in terms of thinking how you might leverage your funds for some greater rate of return. Maybe there are retirement funds that might be best suited for what you’re looking to do.  What deals are you currently working on?

Kerry, congrats on tackling your first STR and having a colleague walk with through the process. It suck when seller's fail to disclose major concerns. While it's a headache at least your into your deal and will be learning so much more as you grow along. Thanks for posting this deal! What's the name of the bank that had the condo buying program?

@Calvin M Harris on the surface this looks like a decent deal based on the numbers. What else are you considering when looking at these properties? How’s the condition of the two properties?
