After account for his 8% closing cost and APR it does not pan out. The property is tenant occupied and renting at 795$/m. He quoted mortgage at $525

Is your FICO low? 

That's what my cousin and I are thinking. His FICO is around 740

Hi all,

I have potentially found a deal. Townhome asking 60k. Newly renovated with tenant in place. Going through the listing agent's recommended lender and he came back with 3.25% but after all fees the APR comes out to around 8.25%. This would be my first deal and I want to make sure this is common?


At that rate though, this property does not cash flow.

Hi All!

Since I have upgraded to PRO membership, I have been running properties through the deal analyzer calculator. 

I currently live in California, originally from Maryland, and went to school in Greenville, NC - East Carolina University. I recognize the rental potential there, and have found two properties that look like viable options. Whether or not I am able to move forward on these properties, I am looking to create my "Core 4" team that David Greene talks about in his book.

If anyone knows RE Agents, lenders, contractors, and property managers in the area, I would love to connect and hopefully develop a long term relationship!

Looking for Multi-Family but will also look as SFH.

Hi everyone! I was on Brandon Turner's webinar yesterday and the question of partnering with another investor came up, and Brandon gave the answer of splitting the profits. I am looking to go a little deeper.

Lets say I had a partner fund the down payment for a deal at $20k, and we are splitting profits 50/50. Let's say the deal nets $1000 in profit a month and based on terms, I would take $500 and partner takes $500. The way I see the math on this deal is it would take a little over 3 years for the partner to make his money back. Is that how this would work?


Looking for feedback, and hearing about how you may have structured a partnership deal that made sense for everyone involved. Thanks!

I have been searching for a website that will allow me to view the taxes, if any, on homes that are in counties in Florida. I believe I'm using the correct diction. When I lived in Philadelphia I used these websites: http://property.phila.gov/ http://www.phila.gov/revenue/realestatetax/ Does anyone have the links to view this information? Thanks!

Jorge Borges I work for a fairly young company called BlueBin. We get contracted by hospitals to streamline their product re-ordering. I've been down here a week now so I'll have to search for those areas you've mentioned. As for the lots, I am seeing plenty of those online. Do you have experience in this area of investing?
