Occupied duplex generating $1,150 per month. Detached garage and storage room. Extra lot next to house included in price. No repairs needed. Property management company in place.

Solid foundation, good, dry basement and roof in good condition. 2nd unit was improved by current owner. First floor unit needs some work though. Garage needs to go, fence needs to be fixed, paint first floor unit throughout, replace two windows, put two bedrooms doors up, minor plumbing, and fix side door. Estimate in spreadsheet is just that, an estimate. Owner had an unexpected situation and needs to cash this one out.

We have an Eden tenant in first floor, unit passed the inspection two months ago. Nice building, solid foundation and roof in good condition in a nice area in Cleveland. Owner pays for water & sewer.

Duplex in good condition, good roof, good foundation. Brand new furnace in 1st floor unit. Up-to-date electrical, detached garage and storage space. Extra lot on the side and relatively close to Ohio City and very close to the highway. Out of the country owner wants to sell due to personal reasons.

I invested over $20K in rehabbing this duplex. Two brand new furnaces, new electrical. It passed City´s inspection. 5 bedrooms/2 bathrooms in two units, detached garage. Nice area. Comparables increased 12.5% in the last four months. Two cash tenants, good ones, they both pay on time, and they´ve been occupying their units since Nov 2017. Before them I had Eden tenants (so both units passed strict inspections) but they were not good so I got back to cash ones with good results.
