A package of 6 buildings/houses (11 units) is being offered. An occupied triplex, in good condition, with a detached garage, generating $1,450 a month; a vacant duplex in need of approx $5K in repairs (leave 1st floor in rentable condition, fix the fence, and tear the garage down), two occupied duplexes bringing $600+$575+$500+$450=$2,125 and two single family homes, in great condition, that at the moment of the sale will be occupied (estimate rents: $750 + $775). According to my numbers the annual return combined, including repairs needed and assuming 10% of income as maintenance costs (very high), would be 13% (total monthly income: $6,400). Great location, close to the highway and relatively close to the intersection of W 117th St and Detroit Ave. House is empty but we could a tenant in no time if new buyer requires it. Detached brick garage, half finished basement, 4 bedrooms and 2 bathrooms.

Occupied duplex. We're currently evicting upstairs tenant. Garage needs to be demolished. A few repairs needed in lower unit (secure side door, paint, fix fence). Long term tenant in 1st floor unit. Huge and dry basement and roof in excellent condition
