Personally, the bigger factor would be how many kids they have an how old. Kids do more damage than pets in my experience.

Features, finishes, and floor plans. And all of them being F-words are very fitting in this context.

Firstly, high-end properties have higher-end finishes, which means that they require more attention and care. Additionally, these homes usually have more features that need to be addressed during the flipping process.

Next, luxury properties typically have more landscaping features, such as retaining walls and planter beds. These features add to the rehab costs and are not typically present in more affordable homes that keep the rehab costs lower. 

And finally, the thing that makes luxury homes really hard to flip is floor plans. The most common is that they tend to have compartmentalized layouts with many separate rooms, which can make the home feel smaller and less open. This was a popular design style in the past, but modern luxury homes tend to favor open floor plans that allow for more natural light and a better flow between rooms. Older luxury homes often have floor plans that are not well-suited to modern lifestyles, making them less appealing to potential buyers and harder to flip.

First we need to define what a good deal is to you. It's different for everyone and each market is different. I don't just mean different locations within the US. I'm talking about different locations within Anchorage and different property types in different price points and different condition. For example, would you ever pay $200,000 for a property worth $100,000? Most people would say no. I would... if I got to decide the rest of the terms. I would suggest 0% down, 0% interest only payments with a 15 year balloon. I would get the property for free with no monthly payments and have 15 years to pay it in full and by that time it would probably be worth over $200,000 anyway. See how a "good deal" isn't determined by just one or two of the factors? The truth is that many desirable properties in Anchorage are just as aggressive as anything has been over the last two years. Inventory is so low that multiple offers going 8-9% over asking is not uncommon. The ones that have been on market for a while or maybe have some more distressed condition may leave an opportunity for a more creative deal to be had. That's where a realtor and lender who is a creative problem solver becomes so valuable.

It sucks when you get caught in a situation where regulations are in a gridlock. Situations like these make me sick as there's very little protection provided to landlords.

Accessory homes are a powerful tool that can help lower to mid-income individuals buy and keep a home. And with the housing crisis, Anchorage just loosened regulations to use them as rentals.
