Most lead gen strategies will work in most markets. I would just focus on mastering one. If you have time but it money then maybe bandit signs or door knocking is best for you. If you have money and not time then social media ads, SEO and direct mail might be a better fit.

@Joe S. I’d look for more info on why each of them recommend that. You have a newly remodeled property for $2k/month. It sounds like it’s nice and getting a premium for its size. Bad tenants don’t tend to rent premium rentals. I would provide a fridge but maybe you don’t have to provide a washer and dryer. I provide them all in my remodeled units but I have also had to learn the hard way on how to have verbiage in my lease about normal west and tear and maintenance on appliances. My advice is to provide everything and add additional verbiage to your lease to make sure the tenants are responsible for not abusing the appliances AND do mid lease inspections to ensure they are not abusing the property. Or you could just put it on Air BnB 😆

@Karrie Jeffries I would 100% recommend talking with @Nadia Daggett. I got a chance to work with her on one of her properties here in AK and not only did she have a fantastically managed property but she was exceptionally solution minded and great to deal with on the transaction. If I were to make any moves in her area of Florida, she would be my first call.

Why not have your licensed partner sell it? That seems like an easy solution.

If I were in your situation, my considerations would mostly be how likely your market will allow the type of deal you expect and what your plans are afterward. If you plan on buying more real estate with these profits and agents in your market have a lot of control then you’re probably making it much more competitive for yourself to get one of those deals and you may be eliminating yourself completely.

These are always exciting deals but they aren't nearly as easy as they appear to be. There are lots of considerations with the muni if you want to do it correctly so you can maximize the ARV on exit. I've seen a lot of them wash out most profit after meeting all the muni requirements to change the use of the property. MIL's and ADU's are a good way to find an advantage in needed to do less work but you still won't get that premium value of a duplex. Sometimes with some homes there actually is no additional value to be had as well especially with how values have changed recently. Those are the best deals but it's a case by case basis.
