What are some things to look for when purchasing a home that has been unoccupied for several years (4)? Considering the utilities will not be on, how do you know the pipes are ok, fixtures, electric/ heat works when you cannot test any of this stuff when looking? Seems like a home that has not been occupied for years could have several underlying issues. Could anyone share their expereince with buying these type of properties.

Thanks Bill. I actually just called but left that question out. Good advice though. I asked Why are you selling, Currently living on property/ renting, Taxes , Liens, Condition, Damages? The guy owes $10,300 in back taxes and is getting foreclosed on in 10 days. I am debating my next step. I need to go have a look at it, but the roads are bad here and its an hour away (snow). He said the house is paid off, but he owes the taxes. I am sure he's desperate to get rid of it before he has nothing. It sounded like he was taking offers from others who are interested and going with the highest bidder. He's asking 40k and the house is worth about 90k.

I've walked through places in the past I was looking to rent with the current occupants in it and they only said "hi". Kind of weird for the person looking to rent however. How they keep the house could affect the potential renters perspective as well. I'd wait.

Check out Red Rocks, 16th St Mall downtown, Dinosaur Ridge, hiking, and the mountains are some of the main sites most people check out. Considering hes only 15 the Coors factory tour might be a drag, but definitely cool to see the factory. Enjoy!

@Bill S. Good point with investing in Cheyenne, makes a lot of sense. Do you find it to be a headache having property out of your immediate area in case of problems or going back and forth for renovations, scouting houses, etc ?
