Post: CO Ski Vacation Home w/ Week to Week Rental. Good Idea?

I live in the Denver area and have considered buying a vacation condo/ SFH in the mountains near destination ski resorts for rentals and personal use. I don't have a particular property in mind, but wondering if anyone owns one and does week to week rentals? I know the week to week rental costs are very high in the mountains during the ski season. The home prices are also very high, but I have found some townhouses with low HOA's ($60) for reasonable prices. Most condos I see have $200-$400 HOA's which seems ridiculous to me. What are your thoughts on this type of rental?

I agree with what Bill S. Says about Denver. The only thing I would add is that it's very competitive in many areas. I get new member notifications for Denver almost daily. I used to live in Charleston myself and it is a great place, but it can't compare to Denver in my opinion.

Thanks guys. Very good info on how the GC and permits work on starting a rehab. My rehab is about an hour away, so now to decide whether to do it myself and save money (if I can pull permits) or get a GC and save time.. As @Jmartin said, time is money.. Got to weigh it out.

Do the contractors handle the permits? Also I'm sure its more time consuming to hire your own plumbers/ electricians etc, but would it be more cost effective than having a contractor outsource certain jobs and mark it up? What is your take on finding your own plumber, electrician, tile guy, etc?

@Ryan O. If not creating additions what type of things do you need permits for on a rehab? I'm sure this is different depending on the state/ city, but generally speaking?

Its seems like there are a lot of deals in Pueblo that meet all the rules, but the tenant quality is low. I've never been to Pueblo, but have heard that it is a little rough. I am interested to hear how your rental works out and if anyone else investing in buy and holds in Pueblo has good experiences with tenants.

Its a shame one guy can ruin a whole neighborhood. I'm sure most would not want to live near a violent sex offender.. Then again how many people really look into that before renting or buying?
