Questions to ask sellers

Hi. I was just wondering if anybody uses some sort of script or questionnaire to ask motivated/distressed sellers when inquiring about their property. Things such as unpaid property taxes, past due HOA fees if any , etc...
Just wanted to know because I heard of some new investors running into some of these issues when trying to close.
