@Account Closed I'm not talking about billing back, but just having one flat rate. So rent is say $1000 every month and I cover the utility bill. 

@Account Closed splitting the meters isn't a cheap proposition, especially if the house shares circuits. Your talking a lot of rewiring and a hefty bill. Whats the roi on that? If for pure convenience, I cant see it being worth it unless you can split the units down and sell them individually in the future. 

I'm dealing with the same situation now. Decided to add it into the rent and have one flat rate. Too much hassle to split the bill and play bill collector every month in my opinion. Curious on others techniques as well.

Generally paying about $2 sq ft for vinyl and another $1.50- $2 to install w quarter round.

Put it under contract for whatever price you think you can work with to make money. Probably the easiest way is to let your title company do the rest of the work on figuring out who owes what. If they owe more than your contract you wont have to close or maybe the bank will work with you on a short sale. You can also find this info via public record.

Direct mail is probably your best bet. Build a list and mail it. OR build a list, skip trace, and cold call.

Great option. I did it for years and it worked out great! I treated them like a roommate and did not overstep my boundaries or get bossy. They also understood that I own the house and were respectful, so I didn't have to deal with any issues. You know your friends and how they are as people, so base on that. Also look at their current living situation and how thats going.

The way a lot of people get into it and also a lot suggest here on BP is to find yourself a duplex and owner occupy it. You can get great financing doing this. Rent the other side out, pay for your mortgage, and gain experience managing tenants. Build from there.

You should be able to evict on the grounds of damaging property. Best bet is sending your lease over to an eviction lawyer in your area and see if they can evict for you based on damage. If so, send them the notice to quit and if they don't comply start the eviction process. Chalk it up as a lesson learned for putting in a ton of kids..
