Post: Advice on best strategy for documenting rehab process

I am closing on my first investment property on June 7th and need the BP community's advice on how best to document the rehab process. This will be the primary residence for myself, my husband, and 2 kids and it is a major fixer-upper. I am a licensed Realtor, so I know the ins and outs of marketing in regards to listings and such, but I am looking to shift my career focus to flipping homes and working primarily with investors. I have been leaning towards documenting the process with live videos, but would love suggestions on what specific parts to document and how best to do so to capture the most interest. In my current market area of Savannah, GA there are more and more people entering the REI world and I want to capitalize on the growing number of investors in my area. How often would you document a part of the process? Which parts of the rehab are most people interested in? Would you do only live video, or throw in normal social media posts with photos? Would you talk about the construction piece only, or would you also talk about the financial aspects (since this will be our primary residence)? Are there any "do" or "don't" strategies? Any advice is appreciated!

@Mike Ojo, if you need any assistance looking for other properties in the area, let me know!  I work in the Savannah area and surrounding counties, and have recently done 11 deals with an investor in Statesboro (college rentals).

Mike, Newington is still an incredibly small rural area. I have lived in the neighboring county (Effingham) my whole life. There is a lot of growth coming to the area, but Newington’s growth potential is still many years out. It’s mostly a pass-through town. If you want to chat or need more info about the area give me a shout!

@Nina Sylvains, Brunswick (from my experience and knowledge) isn't much of a rental town. I haven't looked into short-term rentals but I imagine most of your rental market in that area is for vacation rentals due to it's proximity to the islands. I think your best bet would be fix and flips, there are some lower income areas out there and if the population is increasing you may be able to get in on the ground floor. Gulfstream has a plant there, it is close to Jekyll and St. Simons islands, its easy to get to Jacksonville and Savannah. Hinesville is more of a rental market because of the military base.

Connor, are you looking for a multi that is move-in ready or something that may need some work? I’ve been looking for multi-family for a client of mine in Savannah and can recall a few places that might fit your needs, but they require a good bit of work. I’m not sure if they are still on the market or not, but if you need help searching (even off market) let me know, I’d be happy to help.

TJ Hollis with Lee, Black, & Hollis. Joel Gerber with Brannen, Searcy, & Smith. I’ve done several closings with each. They are great attorneys, extremely friendly, personable, easy to talk to, and very professional. They’re also both hilarious. My clients always love them, too.
