I'm fairly new to real estate investing and am currently doing research on rehab opportunities in Pittsburgh. I came across a national lender called GMA Factor that offers hard money at 13% interest. Has anyone used them before? Is 13% typical for hard money?

Unfortunately, I don't qualify for a traditional mortgage since I don't have 2 years work history and am not currently earning a salary.

Thanks!

Hello Ian and welcome to BP. I'm also a local in Six-burgh.

What areas of the city are you looking to invest in? I live in Bellevue and am also looking to invest here and the North Shore.

Which part of the city was this house in? I live in Bellevue and am thinking about investing here, Avalon, or Brighton Heights.

Hello Robert, I'm also a recent college grad that is looking to get into real estate. I'm considering a wholesale deal to "get my feet wet" and to learn how to find good deals. Eventually, I plan on a hold/rent strategy after I've wholesaled a few properties.

Let's stay in touch and bounce ideas off each other. I would be interested to hear how you progress over the next few months.
