I close on a property on the west side Wednesday that has very promising numbers and is fully occupied with a great renting history. It seems the west side is where a good number of the multi family rentals would be based on demographics and economics. I'm a relative novice so take that with a grain of salt.

What are some thoughts on vacation property in Panama, Central America?  Good investment?  Poor decision?

Hi David...sorry for the late response...I can't say that I have done robust research yet, just getting the feet wet...hence "initial research".  I will say that a few websites on Venice I have been looking at have suggested its doable, of course, based on the right property at the right price.  Certain areas have shown steady year round occupancy with tourists.  I will say I haven't looked deep enough yet regarding taxes and full details.  Happy to share anything I do find out on this thread.

Anyone have experience with the current state of apartment complexes in Vegas?  i.e., 10-20 unit buildings?  Is the market good for buy and hold type transactions? I feel like a tourist based economy would have a strong need for rental units and therefore stable tenant volume, but could deb very wrong.  Looking for any thoughts or advice on investing out there.
