West Cincinnati Rentals-- Is it working out for you?

I live on the west side, am a realtor in the Cincinnati area and own a deuplex on the west side.  Certain areas are very good to invest in my rental gets $550 rent for a 2b 1b (I think that is a little low)  and I paid about 70k for the property; however I am in Oak Hills sd which is a very desirable sd my tenants are awesome and I don't have a problem finding renters in this sd.  Price hill can be a bit risky but you can get very very cheap properties there.  If anyone wants more info hit me up. ;)

I own in the City of Cincinnati and it is a challenge....dealing with the zoning laws & quality of tenants can be a pain

I don't think that "the westside" is the "challenge", I think that owning inside the City of Cincinnati is the "challenge."

If I was determined to buy on that side of town, I would look for areas patrolled by Cheviot PD, Delhi PD, Green Township PD or even the Hamilton County Sheriff (although Sheriff's departments are notorious for delayed response times due to large service areas/few deputies).

Sorry for not posting first hand info as I am not an expert.  But my general impression is the west side is GREAT for rentals.  I know a few people making it work out for them.  I have my eye on a few neighborhoods.  And there are plenty of places that would be deals according to my standards in east side neighborhoods.

The combination of them being a bit far from me, and that I can't conceivably just stop by on my way to somewhere else has been keeping me from pursuing them for now.  If the returns started to look even better, or the returns of deals I can find in my backyard change then I will rethink things.  Definitely on the radar.

I'm glad to see you post on this topic, as I've also had the same thought about the west side of Cincinnati and wondered about the more desirable, solidly working-class neighborhoods. I've got a few co-workers that live over there and intend to pick their brains soon. I'll let you know what comes up; maybe we could meet up for a walking tour sometime.
