Small Apartment complexes in Las Vegas

Anyone have experience with the current state of apartment complexes in Vegas?  i.e., 10-20 unit buildings?  Is the market good for buy and hold type transactions? I feel like a tourist based economy would have a strong need for rental units and therefore stable tenant volume, but could deb very wrong.  Looking for any thoughts or advice on investing out there.

I've been in Las Vegas for 22 years and I think the opportunity in this category is huge and will be.  Las Vegas has an abundance of transitory residents.  Rents are above market and we'll kept properties seldom have vacancies for long.  If I can be of assistance to you here, just let me know.
