I have 4 homes going right now, and should make around $60k on a $25k hard investment (the construction/lot is mostly funded by loan) per home. Granted, I need more than that in the bank to cover costs while waiting on bank draws, but my $281k for lot and construction yields a $368k sale on the home, typically 4 to 6mos. Back out some soft costs and we should be around $60 profit per home at the end of the day. 

BTW, I do this with no team... just me. Everyone else is a subcontractor. So, really it depends on what you know how to do, I have built/managed the construction of approximately 150 homes and still learn something new every week....

Finally closed on the lots Friday. I ran into an issue with the town planning dept due to being over the allowed 40% footprint on the lot by 64 sq/ft. My architect is fixing and sending back. Lot(s) will be cleared this week and I will begin to update as we go forward.

Great news this weekend. The three lots I have had under contract (for over 3 months) were finally cleared to build on by the Army Corps Friday. On Sunday I received an offer to purchase a house on one of those lots. It's the same house I am currently building, they just were insistent on their home facing east. 

Either way, my first house is under contract, full price offer with a few thousand in upgrades. Makes everyone happy!

 I typically would have waited until it had drywall, or at least was framed like it is now, but this was my first and I was anxious to gain traction so we pre-listed. Yes, I have had a good amount of interest and feel like I will have a contract before it is completed.

One week ago yesterday we started framing, I was out of town most of the week for continuing education, but these guys rocked it for me! 

They should be working on decks today. Windows and doors will be delivered Monday, and I should start to get trades in to start rough ins late next week. 

We raised the price $5k yesterday on the listing, lot prices have gone up $10k since we started....

Haven't updated this post in a while, because I have been unable to close on the lots due to environmental issues. Supposed to have the clearance to close this coming friday and plan to start this home and another asap. (Still working on plans for third home). WIll update again as I have more info.

Wow, I feel lucky now.... My permit costs, which included stormwater tap, two water meters, and sewer tap was $12.2k. I spent a little over $7k to clear a heavily treed lot and add 8 loads of fill. Survey for my entire project is $800, that includes plot, pin, foundation, and final survey.
