So many variables in this.....

I am putting about $100-$110/ft in mine, but I am on the opposite coast.

 Exactly, a $10k profit doesn't leave any room for mistakes or added hold time after construction. I came from a company building 50-60 homes a year (as their Project Manager), and we did that with myself, one superintendent, a bookkeeper and a field guy. It was literal hell. Last year, I built and closed on 3 homes, made 3x as much. Life is much better. 

I would love to find/develop a piece that fit into that entry level arena, it is just difficult with land prices.

I have been trying to find a piece to do something more "entry level", which around here means sub $200k. Unfortunately, when the per lot price reaches between $50-$100k after developed it is next to impossible to build anything and make any money. 

I can build one house for $60-$80k profit here at the beach, or I can build 5-7 houses in the entry level to reach the same goal.... Makes it difficult to move into that market here.

For the last 16 months I have been building new homes using another contractor and an investor, we have completed 5 homes and have another under construction, 4 of them sold and one was just completed. 

I was finally able to study and pass my license exam (NASCLA), which gives me the ability to build in 11 states plus the Virgin Islands, it also is a commercial license so I can work commercial projects as well. 

One step closer!

 @kevin the house would have to be raised like 6 feet or something ridiculous like that and the end product just looks weird. 

 We raise them 10-12 feet here, parking underneath. Looks great. Yellow house in image behind my home was done like that, added the garage too. (not sure why it keeps loading sideways, sorry.
