I am currently building on the coast of NC and my hard costs (including permits and fees) are estimated at $90-$100 per ft. This is decent finishes, metal roof, granite, wood, custom tile shower with multiple heads, upgraded insulation, 16SEER HVAC (only needed 13SEER) etc... I have built in the mid $60's as well, but it was low grade finishes, the bare minimums.

 Things are coming along nicely, this home is moving forward as you can see, and I have 3 more lots under contract on the same street I am trying to close on in next 2 weeks.

Update:

Slab was poured Saturday, framing package was delivered yesterday and framing will start tomorrow morning. Yay! 

I should get my other three lots closed in a couple weeks and am planning 2 spec's to start immediately, and am working on a pre-sale on one of those lots for this plan (The Aruba) so that would have me building 4 by the end of next month.

I don't know the zoning laws there, but here we cannot spot rezone by state law. Meaning we can't rezone an area into residential if it is surrounded by something else, at least not without a fight....

Update:

Water and sewer are installed, pilings installed, slab is formed, prepped and inspected, now I just need this cold snap to push on through so we can pour...

Now that I've seen @Karen Margrave plans, I understand more. We have all 50' wide lots here, with 7.5' side setbacks, so that leaves only 35' to build on, and duplex/condos are popular, so many build like what she is doing.
