@Sam Silverman I would touch base with @Sergio Altomare at Hearthfire Holdings. Sergio and his team are building a large fund right now with numerous properties under contract to close in the next 120 days. It could be a good opportunity to learn more about the industry, and Sergio and his team are extremely knowledgeable.

@Greg Scott I’m the President of the Pennsylvania SSA and I work closely with our legal counsel from the National SSA. We’ve been advised to continue with the auction process here in PA by National. I would check with the SSA’s legal counsel to for guidance on how they would recommend handling auctions in your state.

I’ve sold Sergio several self storage properties and he and his team are doing a great job putting together investors on self storage specific deals. Great guy and excellent operator with great results.

@Alan Biddle I don’t know your particular market but covered RV parking has generally been very successful. My experience has been that these facilities can fill to maturity very quickly. As long as the project pencils, and gives you the return that you desire, it could be a winner. However, I would probably discourage the retail space. If you could add a self storage space instead, that might be a better option. A future buyer would rather have self storage and RV storage versus retail spaces. I think that it would be a better long term option for you.

@Grant R. I'm a broker for Marcus & Millichap that specializes in the self storage asset class. Most properties were stagnant from March through May. However, when restrictions from travel and home sales was lifted the pent up demand created a high volume of rentals. Many properties had record rental months from June through October. It might be worth your time to listen to the REIT quarterly results to understand how properties are trending.

I know Pottstown well. I’ve done a couple of deals in Pottstown, Douglassville and Gilbertsville. Recently, we converted the car dealership in Pottstown to self storage.

Shady Maple and scrapple...A staple in the area! Good choice!

I’m a broker that specializes in self storage and it really depends on what you’re looking for in self storage.

We used to do an annual mailer to owners with great success from 2010 to 2017. The return on investment dwindled after 2016 so we stopped and focused more time on cold calling, email blasts, in person networking and SEO.

However, if you want to buy something south of $1mm you can still get smaller operators with older owner’s to call you off of mailers.

I can give you some thoughts on self storage. I’ve operated more then 100 facilities and sold more then 100 facilities as well. There are some really good syndication deals that @Sergio Altomare is doing right now in self storage that might be worth checking out.
