Converting K-Mart to Self-Storage

I listened to a podcast where AJ Osborne talked about converting an old K-Mart to self storage. I found found an old K-Mart that the owner would be willing to sell in a good location with access to major roads and right next to a Uhaul truck rental. Has anyone else done this type of conversion? If so, would they be interested in helping me better understand the deal or partnering on the deal?
