@boblmalecki

I have a 4plex in Bremerton I plan to sell. I spoke to my realtor and based on my current rents, pro-forma and long list of buyers, I should be getting a good price. There is not very many comps sold to compare.

@marlondeppen

how are you looking for your 6-12 units? I am looking for an apartment building also.

@David Sweeney welcome to bigger pockets. I have friends in SPD and glad to see you're interest in RE. On several occasions my RE friends and I get together and talk about numbers, deals etc. If you are interested, I'd be happy to invite you to Meetup.

I also have an excel file I use to help analyze deals if you want it, I can share.

@Brandon Cook in all our rentals (duplex) @ Seattle area the tenant pays all utilities (water, sewer, garbage, electricity, gas). We have not had any issues with the tenant turning on the water when we've had it shut off.  In the city of Auburn, they require the owner to authorize for water bill in tenants name.

@Scott Trench great easy poll! I voted "other". My 1st property was a condo which I did ZERO down. I was able to get a first and HELOC second mortgage. I will sell it this summer to my current tenant and do a 1031 exchange into a multifamily. Net approx $60k+

Anyone interested in getting together in Seattle to do some real estate goal setting for 2017 and monthly reviews? Let me know and I can set something up.

I have a house in Columbia City that I rent "house hack" to students and young professionals. I live super close to the light rail and public transportation. The cash flow and appreciation is great but you have to be very selective in your criteria if you want quality roommates.

I also have multifamily units as well. If your main concern is sharing your space then definitely go for multifamily!

@Michael Henry thank you. Will do!

@Rebecca Knox thanks for the note. Who in Seattle do you work with if you don't mind me asking? We might know each other.
