Can anyone advise in how to go about finding a commercial loan 6+ unit buildings? I'm currently looking at few properties that are between 6 to 10 units and Price range between 250k to 900k in Connecticut ( east hartford/new haven/new britain/bridgport). NOI and Debt ratios are Ok on these properties and I'm able to put down 20% to 25% but I dont have any landlord experience. Friend of mine suggested to find a sponsor with experience but besides that any other suggestions or is that my only option?

Hmm that's good info. Which cities were the these companies in? In Long Island there are all kinds of companies leasing solar panels for exchange of buying electricity at a lower price from them. Are there similar companies like this in Connecticut?

Looking for some general advise about real estate market in Connecticut. Im based out of Long Island and have been looking at properties in try state area. Over the weekend I went and visited some properties in east Hartford , new Bretain and Norwich. I was looking at 6+ unit buildings and what looked to be in c- maybe d type area. Buildings look to be in good shape with 10+ cap rate ,all the financials looks great and I would be hiring a property manager to manage the property but me being from out of town wanted to get a general feeling for those area and the type of experience you guys have had or any other cities that's with looting into in Connecticut . Thx

Good point. I'm going to find out what it takes to convert to gas and see if will be feasible to charge back gas usage to the tenants. Maybe sell will make some consessions

Newbie question but when analyzing 5 to 15 unit property do you guys generally take 10% management fees? I'm noticing a lot of brokers are insisting it should be 5%. Properties I'm look at are in ny tristate area. Suppose I can call some local property manager but I don't want the bottom of the barrel either.

option of converting to gas is there in the area.. Not sure what that might cost. Maybe that's a value added ?
