Post: Advice for when using Hard Money

Looking for advice from those who have used hard money in the past or looked into using it but didn’t for a reason.

What did you like about it?

What do you wish you knew before using it?

Is it better to show that you are willing to put up some money? Is that even worth it?

I have not yet used hard money and am not sure with the current economy how “easy” the refinance process will be.

@Joseph Cacciapaglia Wow! I really appreciate your detailed response and insight. It did not come off harsh at all. The last thing I want to do is be a nuisance on someone who is helping me. I want to be as easy to work with as I expect them to be with me.
Again, thank you!

As a newbie, I would like to know what Real Estate Agents hate about newbies. I am genuinely curious what you wish newbies would stop asking or what you wish they already knew when jumping into the game?

Just any general pet peeves would be helpful :)

@Greg Dickerson that makes sense. We do have a property management company for our rental and love it. Best decision we could have made since it was our first step into REI.

@Caleb Brown thanks for the reply! Are contractors open to looking at a home that hasn’t been purchased yet? Are they apprehensive?

Insight into how and when you put your “team” together.

Did you find a contractor before buying your BRRRR property? Did you find this to be more helpful?

Did you find a contractor after you found a potential property?

Did you do the work yourself?

Thanks!

@Marlen Weber I hope you are right! I know this is a hard hit to everyone, just hoping the bounce back is sooner rather than later.

Anyone familiar with BRRRR-ing a mobile home? It is located on a good amount of private land. Just as a home build would be. I am not sure if they appraise the same as a concrete block home?

With the unexpected times that we are in, are you seeing a slow down in rental applications for your property or properties?

@Jack Bobeck Love your motivation Jack, I really needed to hear! Time to start analyzing properties! Do you work with a particular realtor in Jacksonville? Or do you have multiple?
