Do you have a home warranty on your rental(s)? If so, do you use a property management company or self manage. If you use a company, is it better to have a warranty just in case?

Our property is currently managed by a property management company but the issues that I have had to pay for someone to come in and fix, could have been done by myself or my husband. We do not currently have a warranty on the home.

@Mike S. Thanks! I had never done research on a C Corp but it definitely sounds like something I will need to look into further before putting together lease agreements. I just like the idea of separation between our tenants. If they feel everything is going through a company, seems more professional and less of a person interaction.

@Ujwal Velagapudi wow, sorry to hear your first experience went poorly but I really appreciate your detailed response. The HML not coming through after doing all of the work to get the property under contract and then having a hard time refinancing are my biggest fears.

Do you rent under an LLC? Do you use this same LLC when buying properties you are going to rent.

We have a rental property which we went through a property management company for the first year but now I am thinking about managing it myself. Tips?
