Post: Refund rent after eviction?

Hello all.  We just evicted a tenant with a 3 day notice for criminal activity (we received a letter from the police department about the tenant in our unit).  They will be out this afternoon, and have paid for the full month.  I have not seen the apartment yet.  If it's in good condition, do I refund to them the remainder of the rent? I have done evictions before, but generally for non payment of rent.  Help!

We have had a tenant that has been living in our duplex for about 2 years.  After year one  the contract goes month to month.  We no longer want them to live there.  We found out today they have a dog (we have a strict no pet policy- and when they asked 6 months ago we said absolutely not).  We are worried that they will damage the apartment (the husband has had a restraining order in the past from the wife, but moved back in without us knowing as well).  Yeah, we picked a winner (we actually thought they were great at first, with no criminal records, and fit our strict criteria).  Anyway, what is the best way to get rid of them nicely, but firmly?  She also claimed to the neighbor that the dog is an "emotional support animal".  I don't want to get into any legal problems. Help!

We had the same problem recently.  After the carpet was cleaned one room smelled terrible of urine.  I used ODOBAN from Sams club and it worked amazingly.  I sprayed the carpet heavily, let it dry, and sprayed one more time.  No more smell.

The tenant that just left replaced the living room windows with this weird plastic looking glass (not sure if it's glass) with weird designs all through it. It makes it difficult to see through, and when the sun is shining it puts hundreds of prism things all over the wall. The quote to get replaced is about $450.-$500. They are functional but I think the unit looks dark with them- and I think they are super ugly. Would you replace? We have already spent thousands on this unit repairing all the damage this choice tenant left. Husband thinks they're functional. I think they're hideous. Tenant is long gone and his deposit didn't cover a tenth of the damages.

We have always done a 12 month lease automatically going to a M2M after. Reading many of the posts on BP I see some people like the M2M lease better. Why? Are there any cons to the M2M? Getting ready to rent out a large SFH (3500 s/f) and a townhouse and wondering if I should consider M2M..... honestly it makes me nervous with Fall/Winter coming up as no one wants to move during that time if the tenants leave.

What has your experience been (good and bad) with the M2M?

We have never done routine inspections and we just got BIT IN THE BUTT.  Our last tenants completely trashed the place, and I am pretty sure nothing had EVER been cleaned. Cabinet doors were missing, all the hardward gone, mold all over the showers, and INCH thick of crap all over the carpets.....  We are in a big mess, with big expenses replacing everything (had to even replace the oven because the grease build up ruined it).  So, lesson learned.  We are going to absolutely start inspections.  My question is, do you set up regular times, or just call and say, "I'll be there tomorrow at such and such time" and how do you handle less than ideal situations when you do inspect? What if they are messy? Also is it stated in your contract all about the inspections?

Post: Hot tub in rental home?

Hi All,

The home we just purchased for a rental has a beautiful "hot tub room" made of cedar, sky lights, with a double door out to the deck.  It came with a hot tub that is about 4 years old and works.  My first thought is "I don't want a hot tub in a rental!!!" so I listed the hot tub to sell, but haven't had any bites.  And, to have it removed, we will have to take the double door off (no big deal) and have a crane lift it out over the garage and roof to get it to the driveway (bigger deal).  The hot tub company offered to buy it for $750 with the removal (they said it is worth $2800-$3000, and I have it listed for $1800).   Since I have had no bites, would any of you ever consider LEAVING it in the rental?  My concerns are 1) upkeep, and 2) liability.  The room could be marketed as a "sunroom" or a "playroom" or an "office space".  HELP! I don't know why the photo is sideways :/

Chris Potter Yes it is in coral ridge. We could've bought brand new 4 bedroom for 206k several years ago. Makes me sick they're going for 400k now!! That doesn't quite seem worth it to me. When we're ready I'll for sure be in touch!

Personally I would never live in or have a rental in Ogden. South Weber? Yes. Layton? Absolutely. Even Perry or Brigham city, but not Ogden. I have never lived there but the crime rate is higher, the city seems run down (however the previous mayor did a great job with the city's appearance etc). There is a reason Ogden is more affordable. Hope I didn't offend anyone from Ogden. Just my own opinion :)
