I also think you do the screening and if she meets your criteria go for it.  The Dad is likely going to be helping her with childcare too so she seems like she will be a very steady tenant. If there's issues with her income, add the Dad to the lease as well!

I know this is an old post but I didn't see anyone mention the other options for mountain biking and just biking all along the Razorback Greenway that stretches 40 miles through the entire NWA region and the amazing trails that are tucked all through the area. We recently had family stay at our short term rental in Fayetteville along the Razorback Greenway.  They have always stayed in Bella Vista and mountain biked up that way.  They were in love with the city of Fayetteville and the amazing mountain biking at Kessler Mountain. They said it was the best they had done in NWA and better than even Colorado mountain biking trails!  This region is special in how it is spread out and how there are plenty of cute communities that are growing quickly to each have their own unique vibe.  This allows for plenty of opportunities for all level of investors to start where they are comfortable.

 Maxwell, the most interesting information for multifamily is in the Fayetteville area where it topped the chart for one of the most competitive rental markets in the nation for small towns. https://www.rentcafe.com/blog/... If you look at the significant increase in students at the U of A over the past few years and overall growth in the region it is easy to see why the rental market for investors has good projections for continued stability.  https://armoneyandpolitics.com/university-arkansas-record-enrollment/ If you are wanting to get into the multifamily space there are some good opportunities and certain areas students like to be. If you also look towards Springdale there are plenty of new jobs coming to NWA and Springdale is more affordable and you could find some good opportunities in that area for multifamily. According to the National Association of Realtors, 42% of "mom and pop and small rental properties" have a cap rate below 5%.  Do you agree or disagree based on your own investments BP community?  I would think it would be a higher cap rate  in this category but maybe in our recent and current market people are willing to take a smaller cap rate for long term investments. I just bought a STR in Fayetteville from an existing STR. The owner just didn't realize how much work it was. I also think that, in this area, the increase in value over the last few years (over 20%) has anyone who bought prior to 2020 realizing the amazing increase in value and it motivates them to cash out prior to any recession.
