Welcome and good luck! Ohio is a great state for investing. Price of properties vs the rent are very nice for cash flow! My husband and I were thinking about trying to invest in a multifamily in the Columbus Ohio area. That is an area you should look into if it is not too far from you :) Best wishes!

@Paul Kubin I dont think it would be hard to find one. As an Investor you could be considered a repeat customer. This will also help to grow the agents profile, knowledge and connections. I love to have investors as clients. You could always try to find an agent who is also into investing.. then they know what they are doing.

It only took those 2 agents. The second agent was the bigger pockets one. We both actively looked for deals and talked different ways on how to house hack or other ways to invest. My husband and I actually are the ones that found the deal and our agent just helped us verify the cashflow and details like how much it can rent for. You need to connect with someone that tries to search outside the mls also and knows the area you want well. Good luck! Just try and research and look on your own as well! No one knows what you want more then you do! ;)

Hey Paul 

I had the same issue when I was moving to a different state, and was looking for an investment property, not just a normal single family residence. My first agent did not help with the investment side at all, she would just send regular MLS listings. Thats when I discovered Biggerpockets, and I searched for an agent on here in my new area and found a great one.

You should check on here to see if there is a bigger pockets agent in your area, and then they will work with you with what you are wanting! Great minds think alike!

Good Morning!

My husband and I are currently researching areas to invest in and we have read that Cincinnati is one of the best real estate investment areas to buy in. I saw a lot of properties that meet the 1% rule that are currently already renting. There are also a lot of property management companies already set up in these investments for easy transition, which would help investors like me who would be out of state. If you do some research, I know you will find a great investment opportunity. There is definitely a chance you can make some real cash flow, especially if you plan on house hacking.
