@Eric Fernwood  I really appreciate the thorough and detailed information.  I have been considering Vegas as I now own Raiders seats and will be visiting more often.  I am wondering if I could invest and do short term rental.

I have Raiders seats and would like to enjoy a few games. I'm wondering if its possible to do a short term rental. Does anyone have any input regarding feasibility? I was thinking a single family home as condos may have their own regulations that wouldn't allow it.  Any input would be welcome.  I would be putting down 20% Thank you.

@Antoine Martel and @Bob B. and @Marian Smith     Thank you so much for your words of wisdom!  I will definitely heed those words as I continue to seek properties that meet my goals.

I was prompted to ask because I was looking at a property near my in laws... As it turns out I will not pursue that particular property however I did get to connect with a couple of realtors and learn a bit more about that market. Also, more importantly....I took action.

Your input has greatly reduced my anxiety and validated my hunches  thanks :-)

@Lawrence Williams   Thank you so much for your post.  I happened to read this at the perfect time.  I have been slowly trying to get my partner on board and explain what I am trying to do.  I've verbally tried to explain, encouraged podcasts, books etc....   I think your post is just the right format and info so as not to overwhelm.  I say at the right time because we are in the midst of looking at a home out of state and I want to pull the trigger but partner needs to be on board.

That said, I also find this checklist extremely helpful as I try to create and organize myself.  I also appreciate the tips that people have shared....thanks BP community

@Briana McCance, I was also considering Toledo and a particular deal and @Andrew Fidler was extremely helpful. Unfortunately, the deal was not a deal which by the way Andrew is why I didn't follow up with you. 

In any case, I also learned about the lead ordinance which has it's own face book page that you may want to check out.  Apparently, the purchase property must pass a lead inspection and if it fails, remedial action needs to be taken. I suggest looking it up to factor into your negotiations.

Hi !

I'm in the midst of negotiating a seller financed deal in Toledo, Ohio. The sellers are motivated because the tenants (aka squatters) haven't paid rent in a few years and the sellers don't want to go through the hassle of eviction. 

Does anyone know an eviction attorney or point me in a direction to find out how I might go about removing these people when I take over?

It's my first time in this situation and would be my first purchase in Ohio so I am not familiar with the tenant laws or squatters rights.

How does one usually go about dealing with tenants when they first take over a property? especially when a seller is unable to produce a lease or rental agreement????

Any feedback would be much appreciated.

I have the opportunity to do my first seller financed purchase but I don't know how to proceed.  Does anyone know how to formulate the paperwork and servicing. The property is in Toledo, Ohio.
