squatters rights in Ohio

Hi !

I'm in the midst of negotiating a seller financed deal in Toledo, Ohio. The sellers are motivated because the tenants (aka squatters) haven't paid rent in a few years and the sellers don't want to go through the hassle of eviction. 

Does anyone know an eviction attorney or point me in a direction to find out how I might go about removing these people when I take over?

It's my first time in this situation and would be my first purchase in Ohio so I am not familiar with the tenant laws or squatters rights.

How does one usually go about dealing with tenants when they first take over a property? especially when a seller is unable to produce a lease or rental agreement????

Any feedback would be much appreciated.
