They are feeding off of the newbies thinking someone will hold their hand. The first ws is nothing more than what is online yet they add a ton of psychological sales to convince you you need them. Which leads you to a $40,000 bill for the mentor ship. I am trained in network marketing and their speaker was very very slick at it.

I could have handled that if they had delivered on the content they promised. Take your money and invest in property not this workshop. Better business comments will shed light in this way.

This is hilarious!  I'm not surprised. I find a lot of inexperience in the Vacation Rental business. 

Putting this aside, I think guests browse quickly, making decisions on price, number of beds, and pictures. Square footage may come last.  It's funny to me that they are trying to impress this way.

I manage three vaca properties across the country with a good team consisting of cleaning people who are always checking on the property when they do switch overs and a few maintenance guys I trust (plumber, handyman, HYVAC, Techie - internet/security cameras) to call when needed. I like to visit the property to do a few upgrades once a year. 

I spend my time communicating with the guests and accounting. It's very doable. I had someone call me wanting to manage my properties for me and he didn't even know the local & tax rates. I'm sure there are many good PM's out there who do know what they are doing, but be careful of those who don't and want to jump into the game.

I would never had cancelled the booking - it was advertised at that price they should have honored it. It will be a negative mark in their VRBO account (I believe) for cancelling a booking themselves, for any reason.

The most recent comp was in 2015!  I am thinking we have to go on its cash flow, right? thank you!

I am in the process of doing the calc for a multifamily - old neighborhood - good income, but needs a good reno. Owner wants to know the Wholesale value but I have no recent comps.

There are many recent SF homes sold, but this home was turned into a good money maker years ago ($3,350 under value rent). 

Any advice out there on using these two bits of info to create a Wholesale value to present to investors? It's a good one.

Hi Moises! 

Welcome to BP, I'm new too, (and also live in Westford).

I agree with you about Westford. Starting out, the property values are really hard to look at. I have been looking in southern NH instead. I have to say that I'm a bit frustrated there as well, as the market it pretty hot. They go fast. Manchester has good multi's available. I've seen a couple (already gone) in the low 200's, but most are around 300. Since Westford and Chemsford were farm communities for a long time, the multis are very hard to find. 

I'm researching San Antonio since there are a million listings (they too move pretty fast), in the 100-250 range SF. Taxes are about the same as NH. 

Anyway, hope this gives you a perspective to add to yours and maybe we'll run into each at a NEREIA meeting!
